This beautifully restored stand-alone farmhouse is just a 5-minute drive from Panicale, the most charming hill top town of Umbria. Centred around a huge living room, it has four bedrooms sleeping up to 10 adults, a large bathroom with a shower and a tub and a large kitchen. It features a walk-in fireplace, 4 meter high beamed ceilings and cotto floors. So, whether you are looking for absolute peace, or the space for inter- family games and noisy picnics, this is the place to be.

Casa Anna is a house with two hearts. In true Italian style its focus is in the kitchen, but with all its rooms based around the imposing living room it is impossible not to think of this, as the heart of the house. As you enter the huge living room with it’s high beamed ceilings, terra cotta floors and large dining table it immediately welcomes you with a charm all of its own. The white walls and cotto tiles create a light, bright space with the warmth and atmosphere of a home. Quite a feat, as the room houses a dining table cable of seating dinner parties for over 20 people under its beamed ceilings, quite beautiful, and in some places well over 4 meters high! (For those of us who haven’t gone metric yet, that’s over 14 feet). However, the real focal point of the room is the fireplace. This beautiful walk in fireplace, decorated with wall tiles and pottery has almost baronial proportions. So large in fact, that if it gets too cold, you can sit on seats inside the chimneybreast, or just gather round for a communal toe warming, while sipping a glass of local wine. This is a real family room, with enough space for children to play in without bothering the adults; it really is that big!

Leading of from the living room is the kitchen, which is simply furnished and features yet another large table for those informal gatherings. While preparing meals you can enjoy the views from the two windows over the surrounding countryside. The house also boasts its own outdoor bread and pizza oven, so, if it’s a beautiful evening you can make it a moveable a feast and bake your own pizzas outside. Outdoor furniture is provided.

The bedrooms are generously sized and all have attractive tilted beamed ceilings and cotta floors. As the pictures show, the furniture ranges from the antique, to the turn of the century with a few modern pieces. This house is regularly used by its’ owners as a holiday retreat, and so tastefully furnished, there is also plenty of cupboard space and wardrobes for your clothes. The one drawback to this property is that it only has one bathroom. This, like the living room is huge, and has both a bath and a shower in it.




Originally built at the turn of the century, the farming family who lived here used to give half their produce in rent to the owners. They lived about 400 yards away in the Casa Padronale (the land owners house), which can still be seen across the field today. So, there was no cheating to be done there! However, the farmer must have been quite productive, as in the tradition of the time, rooms were added to the house as the need arose,(as the family grew). You can see the evidence of this in the variety of different building materials used in the rooms throughout the house. The latest addition was as recent as the 1950’s. The stables downstairs could house up to 25 cows and 10 pigs at a time. The idea behind keeping your animals downstairs was that their body heat helped to keep the family warm upstairs. Fortunately, the house now has central heating, less smelly and far more effective, (although due to the size of the house it is expensive). May be investing in a few cows is not such a bad idea after all. Many of the original tools used on the working farm can be found in the out houses today. The owner, having a keen interest in agronomy, decided to keep them, although he is now studying to be a lawyer. Like much of Casa Anna, the bread oven is unusually large, and it is thought it was used to bake bread for all the nearby houses. The baking took place on Sundays and you can still see the cross, carved into the oven to bless the bread.

This property is perfect for medium sized groups who want the space and privacy to enjoy themselves with the convenience of a town close by. You have no neighbours other than the ostriches in the adjacent farm, or foxes and chingiali roaming the countryside.
