This is a spacious California-style villa, located in a quiet residential domain next to an acclaimed golf club [Cannes-Mougins, 1 minute walk] and the Valmasque National Forest Park, on the outskirts of the picturesque village of Mougins, Alpes-Maritimes, Cote d`Azur, Cannes-Grasse-Antibes. The villa has secure parking for at least 4 cars.

It has easy access to tourist areas such as Nice [20mins], Cannes [15 mins], Valbonne [10 mins], St Paul de Vence [15mins], Grasse [15mins], Antibes/Juans-les-Pins [15 mins] and many more interesting villages, hiking areas or entertainments. It's only a 20 minutes drive to the airport, 5 minutes to the A8 south coast motorway and 15 minutes to the coast/beaches.

The villa is surrounded by an attractive garden with some huge, mature trees, a grove of 8 olive trees, lawns, a big patio and a swimming pool. The interior is very light with big windows, stylish modern but comfortable furniture, exotic art, and a large, open-plan, modern kitchen/diner leading to a terrace or sunny living room. The master bedroom with an air-conditioning unit.
Two main bedrooms are decorated in Asian style including 4 poster beds [one teak, one massive bamboo] while the third and the forth bedrooms are primarily intended for kids/young adults, with 2 double beds on 2 levels or two singles in a spacious room with its own patio and Internet stations. All four bedrooms have ensuite facilities.
In extremis there are extra two new single mattresses available.

There is a good broadband internet access; a new large screen TV with Sky TV [incl. Sky Sports & Euro Sports Channel] and Wii games in the living room and a DVD-dedicated TV and small DVD library in one bedroom.
There are small MP3 sound systems around the house ready for any iPod.
The Patio table seats 8+ under a huge tree and there is a gas-powered BBQ provided; the terrace table seats 4 easily and can be protected with an awning; the dining table seats 8+.

Mougins, home to Picasso in his latter years, is commonly known as the gastronomic capital of France [perhaps outside Paris!], so there are many fine restaurants within 5 minutes drive of the villa. Also an excellent boulangerie [baker] within 5 minutes walk and a small grocer selling foreign newspapers and food/alcohol [open Sunday mornings too] within 10 minutes walk.
